Development in derelict site in the heart of Ealing

9no. new built houses constructed to replace a under-used garage site behind Boston Road in Ealing to become a high end gated development with much needed houses for local people.

Unique staggered housing project realised

GBP Architects took over the project at technical design stage looking to realise this unique scheme of 9no. 3-bed new build houses. The house are arranged in a staggered pattern on this irregular site. The old garages were demolished and replaced with a high end but compact housing development that combined ingenuity and technical skill to realise.

The houses were constructed in steel frame over-clad in brick light buff brick with a large number of prefabricated items, such as irregular shaped lintels that support overhangs and seamless corner glazing. What was set out to be a fast paced project, was hit by Covid and difficulties with material supplies. We are very pleased that despite the multitude of difficulties, the houses are due to be released to the market. The developer has done an outstanding job completing the scheme without compromising the finishes. The complex geometric nature of the scheme and beautiful landscaping design makes this project a gem among the multi-faceted Boston Road.

The houses also benefits from highest sustainability aspirations that combines fabric first approach, MVHR and ASHP heating. The site has been selected by Ealing local authority as one of the sites they would like to conduct an extensive energy monitoring regime.
